US Highway 61 Development Project
The US Highway 61 Development project site, locally known as the "Manor," is located on the southeast corner of US Hwy 61
(Roosevelt Avenue) and Agency Street, just south of US Hwy 34.
This is the most heavily traveled commercial corridor in the
Southeast Iowa region. Adjacent businesses include Walgreen's,
Hyvee, Aldi, K-Mart, Shopko, among many others. This property,
approximately 24 acres in size, is to be redeveloped as new
multi-tenant commercial development. The site is currently owned by the
City of Burlington and is a clear site, ready for development.

PROJECT TIMELINE
Sale
of the US Highway 61 Development (Manor) site will commence upon an
accepted development proposal and agreement by the City. A public
hearing by
the City Planning and Zoning Commission will be held to consider the
rezoning of the property to a Planned Unit Development (PUD) after
a development agreement has been accepted.
The Planning Commission will make a recommendation to the City
Council, who will vote on the approval of such ordinance.
Schedules for these meetings will be posted when they are set.
Demolition of project site completed - September 2007.
The City Council approved the vacation of the public right-of-way located within the Manor Revisited (US Hwy 61) project area at their public hearing on Monday, July 16, 2007.
A public hearing accepting the proposal to move forward with the development of the Manor Revisited Project is being held on Monday, June 18, 2007 at 7:00 PM in the Council Chambers.

being held on Monday, June 18, 2007 at 7:00 PM in the Council Chambers.
A public hearing on this project was held by the City Council on Monday, September 25,
2006 at 6:00 PM in the Thomas J. Smith Council Chambers on the 3rd
floor of Burlington City Hall (400 Washington Street).
An informational meeting for residents and property owners was held on Thursday, September 21, 2006 at 5:30 PM at
the former Knights of Columbus (now Salvation Army) outdoor shelter on the
north side of the building at 232 Columbus Drive.
The
City of Burlington held an announcement on Thursday, September 7, 2006 that they
will be moving forward with Phase III, Stage II of the Flint Hills
Urban Renewal Plan.
